How long does an inspection take?
Most home inspections take approximately 3 to 5 hours, depending on the size, age, condition, and accessibility of the home. We take the time needed to visually evaluate the home’s accessible systems and components and document the conditions observed.
When will I receive the report?
Your detailed digital inspection report is typically delivered within 24 hours after the inspection. It includes photos, clear descriptions, and organized findings to help you review the conditions observed.
How is pricing determined?
Inspection pricing is based on factors such as the home’s size, age, location, and selected services. You’ll see the price before booking so you know what to expect.
Should I attend the inspection?
You are encouraged to attend the inspection when possible. Being present gives you an opportunity to ask questions, better understand the home’s condition, and review important findings with the inspector.
What happens if the report reveals issues?
Finding concerns during a home inspection is common and does not necessarily mean you should avoid the property. Your report will clearly describe the conditions observed so you can better understand which items may require maintenance, repair, or further evaluation by a qualified professional.
What systems are covered in a standard inspection?
We perform a non-invasive, visual examination of the home's major systems, including the roof, foundation, plumbing, electrical, and HVAC. Our focus is on providing a comprehensive snapshot of the property's health at the time of inspection.
Do you inspect pools or separate structures?

Booking & Scheduling
How far in advance should I book my home inspection?
We recommend scheduling as soon as your offer is accepted or your inspection period begins. Booking 2 to 3 days in advance is usually sufficient, although earlier scheduling may provide more appointment options. Same-day or next-day availability may be available depending on the schedule.
Can I reschedule my appointment if my closing date changes?
Yes. We understand that real estate timelines can change. Contact us as soon as possible if you need to reschedule, and we’ll work with you to find another available appointment time. Cancellation or rescheduling fees may apply depending on how much notice is provided.
Will I receive a confirmation once I book?
Yes. After booking, you’ll receive a confirmation with your appointment details and any information needed before the inspection. Additional reminders may also be sent before your scheduled appointment.
